What makes someone choose one mall over another in a time when every ringgit spent is being carefully considered?
On 7 April, Malaysia’s Mall ecosystem came together for a Tea Time Talk that felt less like a formal session and more like an honest conversation. Developers, Marketers, Leasing Heads, and tenant teams all shared the same underlying concern. With rising costs and tighter household budgets, Malaysians are becoming far more selective about where they spend their time and money.
The takeaway was simple.Malls are not destinations just because they offer comfort and shelter from the heat. Every visit is a conscious decision made by the masses, what may be trivial to some of us is a key deciding factor for most Malaysians, key factors like parking rates, proximity, food choices and of course intention to purchase. The discussion marked a clear shift in perspective. Instead of viewing malls as physical spaces, they were reframed as ecosystems where behaviour, intent, and experience intersect. In a market overflowing with options, footfall is no longer a given. It has to be continuously earned through relevance, consistency, and meaningful experiences.
That means looking beyond just counting visitors. By bringing together movement data and real shopper feedback, malls can better understand what is actually happening on the ground and where they need to improve. The Mall Experience Index introduced during the session focused on exactly that, identifying the moments that shape how people feel and whether they return.
One point stood out clearly. Experience gaps are rarely about lack of effort. More often, they arise from focusing on what feels important rather than what truly matters to shoppers.
Shoppers today notice friction more than ever. Ease of getting around, shorter queues, and comfortable dining are no longer small details, they shape the entire visit. When budgets are tight, patience runs thin. It is no longer just about creating standout experiences, it is about making every visit effortless.
The conversation also touched on how malls can better use what they already have. Screens, for example, are no longer just for messaging. With the right setup, they can generate new revenue and connect to wider advertising demand. What came through strongly was a shared understanding. The malls that stay relevant will be the ones that listen closely, focus on what matters, and keep adapting. In that sense, footfall is not just traffic. It is attention with value.
